Tank materials

  • Concrete: the most common. Heavy, durable, and rarely floats. Can crack over decades.
  • Plastic (polyethylene): light, cheaper to deliver to tight lots, rustproof. Must be installed carefully so it does not shift or float in high groundwater.
  • Fiberglass: light and crack-resistant, usually a bit more expensive.

Drain field options

The drain field (leach field) is where treated wastewater soaks into the soil, and it is usually the expensive part. A conventional field works in soil that drains well. Poor soil, shallow bedrock, or a high water table may require a mound system built up above grade, or an aerobic treatment unit that cleans water more before it reaches the soil. A perc test and your county health department decide which you need.

Get an inspection before replacing. Many "failed" systems just need pumping, a new baffle, or a cleared line, which cost a few hundred dollars. A $300–$900 inspection can save you from a $20,000 replacement.

How often should a septic tank be pumped?

Every 3–5 years for a typical household. Regular pumping costs $300–$700 and is the single best way to protect the drain field, which is the expensive part to replace.

Does homeowners insurance cover septic replacement?

Usually not for age, wear, or neglect. Some policies cover sudden damage, such as a tree falling on the tank. Some states and counties offer low-interest loans or grants for failing septic systems.
