Repair or replace?
- Try a repair first when the problem started suddenly, after heavy use, a crushed pipe, or years without pumping. Ask for a camera inspection of the lines and distribution box.
- Replace when the field is 25+ years old, sewage surfaces repeatedly even after pumping, or the soil is saturated.
- Consider a mound or aerobic system when the county requires one because of a high water table or poor soil.
What drives the price
- Bedrooms: codes size the field by bedrooms, not by how many people live there.
- Soil: slow-draining soil needs a bigger field, or an engineered system.
- Access: fences, slopes, trees, and septic tanks far from the driveway add labor.
- Local rules: some counties require engineered designs, inspections at each stage, or specific chamber products.
Protect the new field. Keep vehicles, pools, and trees off it, and pump the tank every 3–5 years. Most early failures come from solids washing out of an unpumped tank.
Frequently asked questions
How much does it cost to replace a leach field?
Replacing a conventional drain field for a 3-bedroom house costs about $8,300 – $31,200 including a perc test, permit, design, and pumping. Mound systems cost roughly twice as much. Partial repairs and rejuvenation cost far less when they work.
How long does a leach field last?
Most drain fields last 20–30 years. Regular pumping, spreading out water use, and keeping cars and roots off the field help them last longer.
Can a failing leach field be fixed without replacing it?
Sometimes. If the problem is a clogged distribution box, crushed pipe, or biomat buildup from a tank that was not pumped, jetting, soil fracturing, or replacing a few trenches may restore it. A saturated field in poor soil usually needs replacement.
What are the signs of a failing drain field?
Soggy ground or standing water over the field, bright green stripes of grass, sewage odors in the yard, slow drains and backups even after pumping, and nitrate or bacteria in a nearby well.
Can I put the new drain field in the same place?
Sometimes, after the failed trenches are removed. Many counties require a new location on undisturbed soil, which is why lots are often required to reserve space for a replacement field.
