How a perc test works
- Two or three holes are dug where the drain field would go, usually 2–4 feet deep.
- The holes are pre-soaked with water, often overnight, to saturate the soil.
- The tester refills the holes and measures how many minutes the water level takes to drop one inch.
- The results, together with the soil profile, decide the type and size of septic system allowed.
Buying land? Protect yourself
- Make the purchase contingent on a passing perc test and septic permit.
- Ask the seller for any past perc results. Old results may still be accepted, or may need retesting.
- Test where you actually plan to put the house and drain field, with room for a backup field.

What happens if land fails a perc test?
You may still be able to build with an engineered system, such as a mound, sand filter, or aerobic treatment unit, which costs more. In some cases the lot cannot get a septic permit, which is why buyers should make land purchases contingent on a passing test.
Who does a perc test?
Depending on the state, a licensed soil evaluator, septic designer, engineer, or the county health department. Call your county health department first to learn the local rules and approved testers.
When can a perc test be done?
Some states only allow testing during the wet season, when groundwater is highest, so the results reflect worst-case conditions. Frozen ground also delays testing in northern states.
