How mold remediation works
- Containment: plastic sheeting and negative air pressure keep spores from spreading.
- Removal: moldy porous materials such as drywall and insulation are cut out and bagged.
- Cleaning: wood and other hard surfaces are HEPA-vacuumed, scrubbed, sanded, or soda-blasted, then treated.
- Drying and sealing: surfaces are dried and sometimes coated with a mold-resistant encapsulant.
- Clearance: ideally an independent inspector confirms the area is clean.
Fix the moisture source
Remediation without fixing the cause is money wasted. Common sources:
- Attics: bath and kitchen fans venting into the attic, blocked soffit vents, roof leaks.

Separate testing from removal. A company that both tests and removes mold has a reason to find more of it. Hiring an independent inspector for the before and after tests keeps the scope honest.

Small areas under 10 sq ft can often be cleaned for a few hundred dollars. Attic remediation usually runs $3,000–$8,000, crawl spaces $3,000–$10,000, and finished basements after flooding can reach $15,000 or more once drywall is removed.
Can I remove mold myself?
The EPA says homeowners can usually handle areas smaller than about 10 square feet (roughly 3 × 3 ft) using detergent, water, gloves, and an N95 mask. Larger areas, mold inside walls or HVAC systems, or mold after sewage flooding should be handled by professionals.
Does insurance cover mold removal?
Only when the mold results from a covered sudden event, such as a burst pipe, and many policies cap mold coverage at $5,000–$10,000. Mold from long-term humidity, leaks, or poor ventilation is usually excluded.
Do I need mold testing?
Testing is useful when you smell mold but cannot see it, for real estate transactions, and after remediation to prove the area is clean. If you can see the mold, you usually do not need testing to know it must be removed.
