Slab vs. pier and beam leveling

Slab houses

A slab sits directly on the ground, so leveling means lifting concrete. Steel push or helical piers are driven down to stable soil and used to raise the slab. They are the permanent fix for settling. Polyurethane foam injected under the slab fills voids and lifts smaller areas at a lower cost, but does not stop soil below from moving.

Pier and beam houses

The house sits on piers above a crawl space. Crews jack the beams, replace compressed shims with steel shims, and add or rebuild piers that have sunk. It is usually faster and cheaper than slab work. See the pier and beam repair calculator for sill, joist, and beam repairs.

Signs a house needs leveling

  • Floors that slope enough to notice, or a marble rolls across the room
  • Doors that swing on their own, stick, or have uneven gaps at the top
  • Diagonal cracks above doors and windows
  • Gaps between baseboards and floors, or between walls and ceilings
  • Cracked floor tile following a line across the room

Find the cause first. Plumbing leaks under slabs, poor drainage, and tree roots drying out clay soil cause much of the settling contractors fix. If the cause remains, the house can move again. An engineer’s report ($500–$1,500) identifies it.

Re-leveling a pier and beam house usually costs $2,500–$8,000. Leveling a slab house with steel piers typically runs $8,000–$25,000 depending on how many piers are needed, and whole-house piering can reach $40,000 or more.

Is it worth leveling an old house?

Usually yes when floors slope noticeably, doors and windows stick, or cracks keep growing. Movement tends to get worse, damages plumbing and finishes, and lowers resale value. Minor, stable slopes in old houses are often left alone.

How long does house leveling last?

Steel piers driven to bedrock or load-bearing soil are considered permanent. Pier and beam shims can compress or shift and may need adjustment every 5–10 years, especially in expansive clay soils.

Will leveling crack my walls?

Lifting can open new drywall cracks, and existing cracks may close. Good contractors lift slowly and warn you ahead of time. Budget for cosmetic repairs, and have plumbing pressure-tested afterward.

Can a house be leveled perfectly?

Not always. Contractors aim for "practical lift" that is as close to level as possible without damaging the structure. Houses that have been out of level for decades may only be partly corrected.
