Which repair does your crack need?
- Hairline vertical crack, dry: usually cosmetic shrinkage. Monitor it, or seal it with a DIY kit.
- Vertical crack that leaks: polyurethane injection from inside. This is the most common repair.
- Crack that has widened or offset: epoxy injection plus carbon fiber staples across the crack, and find out why it moved.
- Crack that leaks again after injection: excavate and seal from outside, often with a membrane over the crack.
- Stair-step cracks in block or brick: tuckpointing fixes the mortar, but these cracks often mean settlement. See sinking foundation repair.
- Horizontal cracks in basement walls: not a crack-repair job. These signal soil pressure. See bowing wall repair.
How crack injection works
The crew cleans the crack, glues injection ports along it every 8–12 inches, seals the surface with epoxy paste, and pumps epoxy or polyurethane into the ports from the bottom up until the resin fills the full depth of the wall. After it cures, the ports are cut off. A typical crack takes one to two hours.
Find the cause. A crack is a symptom. Before paying for repairs, check gutters, downspouts, and grading, and ask whether the crack is still moving. Mark its ends with a pencil and the date, and check again in a few months.
Frequently asked questions
How much does it cost to fix a foundation crack?
Injecting a typical crack in a poured concrete wall costs $350 – $1,000. Adding carbon fiber staples for a structural crack costs $400 – $1,200, and sealing a crack from outside, which means digging down to it, costs $1,000 – $3,500.
Epoxy or polyurethane: which is better?
Epoxy is rigid and bonds the concrete back together, so it restores strength to a stable crack. Polyurethane stays flexible and expands to fill the crack, so it is better at stopping leaks in cracks that may move slightly with the seasons.
Can I fix a foundation crack myself?
DIY injection kits ($30–$100) work on thin, dry, non-structural cracks in poured concrete. They are harder to get right on active leaks, and they are not appropriate for horizontal cracks, bowing walls, or cracks with offset, which need a structural fix.
Does sealing a crack fix the foundation?
No. Sealing stops water and bonds the crack, but if the foundation is still moving from settlement or soil pressure, the crack will reopen or new ones will form. Moving cracks need piers, anchors, or straps.
How long does crack injection last?
A properly done injection on a stable crack lasts the life of the wall. Most contractors warranty injections against leaks for 10 years to a lifetime.
